BIM Management 

 

1. Establish client's BIM information requirement

As partners, we will help you establish the requirements for your consultant and contractor to deliver the asset in the tender stage, such as:

 

  • Drafting the project information requirement in the tender contract with strict compliance to the Hong Kong CIC BIM Standard, and recognized internatonal standards such as BS 1192 , PAS 1192, and ISO 19650 series.

  • Creating Exchange Information Requirement (EIR) document to outline client's needs.

  • Developing a BIM Project Execution Plan (PXP) to outline how your requirements will be met.

Our advice on the process will be in accordance with existing ISO standards, BIM modelling requirement guided by the CIC, including asset information requirement and facility management requirement. 

 

2. Handing over BIM to Facility Management manager

The best aspect of our partnership is that TYFRON will be involved from project commencement until we eventually deliver the BIM to facility management.

We offer consultation as part of our contract should the FM need our services for any updates to the BIM model.

BIM Project Execution Plan 

TYFRON specializes in developing a BIM Project Execution Plan (PXP) specifically tailored for your project needs. The PXP explains how the information management aspects of the project will be carried out. We provide consultancy services in the design stage BIM PXP, tender stage BIM PXP, and construction stage BIM PXP. We will outline the BIM deliverables and processes for your project to meet your Employers Information Requirement (EIR). 

 

Our BIM experts will engage with your project team to deliver the projects in BIM. Working closely with your team to ensure accurate updating of BIM data and immediate resolution of new clashes, this collaboration can provide a cost-effective way to reduce project team overhead whilst providing the best BIM output.

We facilitate BIM coordination meetings with design firms, architects, engineers, and consultants to create a federated model from different disciplines within a project, enabling us to carry out effective clash detection, 4D sequencing and several other services. Our expert team of BIM Managers and coordinators have expertise in Navisworks to deliver project’s client requirements. Our partners entrust our consulting as we have a team with strong background in the AEC industry, ensuring your BIM models are correct and per standards.    

TYFRON serves as your intermediary in:  

1. Facilitating the coordination between project sectors. 

2. Counterchecking the BIM model of a sector by HK CIC standards and International Standards. 

3. Managing the main federated model. 

4. Clash detection report between sectors of the federated model. 

5. Geometry checking to determine the level of development (LOD). 

6. Checking the initial LOD for project construction and asset information. 

7. Managing and supplying the common data environment (CDE) for collaborators. 

8. Training clients on how to work with CDE.

Facility Planning

BIM Information Management

TYFRON will serve as your auditor to ensure correct BIM LOD & LOI requirements and verify the consistency of the BIM received. Serving as a third-party auditor to validate all BIM submissions, we ensure information exchange are properly documented. We will validate that all documentation must conform to appropriate practices and standards to improve quality control and assurance for all BIM Level 2 deliverables in your project. We offer the assurance that submitted BIM are correctly produced, as we review it part by part in the span of the project completion.

1. Review of documentation

2. Check whether the BIM model conforms to HK CIC Modelling Standards with respect to discipline or other locally recognized industry standards

3, Check whether model complies to Hong Kong BIM CIC Standards

4. Check for model integrity and verify accuracy against the design intent

5. Confirmation and validation of the design model

6. Review the whether the model meets the required LOD.

7. Review whether model conforms with generated 2D drawings.

Existing Conditions Modelling

Existing Conditions Modelling

We will develop a 3D model of your site's existing condition by the use of the latest BIM technology such as point cloud using laser scanning technology. The captured data is converted into a 3D model which is then incorporated to design models for further development of BIM as per client requirements. Existing Conditions Modelling is useful for new constructions or modernisation projects.

Clash Detection

Clash Detection

TYFRON provides clash detection and clash analysis services, a process that examines the BIM model by identifying clashes between elements based on the provided design drawings and federated BIM model. We offer full coordination of multidisciplinary models, by running a hard clash detection test using Navisworks, then generating a list of identified clashes to inform all concerned parties during the design stage to avoid delays in the construction site.

COBie Delivery

As part of BIM process, we provide COBie documentation services throughout the project life cycle and hand it over to the facility management at the end. Our team ensures every asset information is properly registered and classified according to project requirements. We strictly comply to BS-1192-4 as our standard for COBie delivery.

Facility Planning

Facility Planning

We provide service in industrial and space planning for retail stores, warehouse, catering service to optimise the use of the premises. 

BIM models can be challenging to utilise as a tool in operation work for facility management, but we offer to monitor the accuracy of BIM requirement deliverable for facility management. We will also extract requirements for facility management to ensure it is being incorporated in the BIM production.

As-built Modelling

With your provided point cloud data, we will construct your project with site surroundings into a comprehensive BIM, for handing over to the end-user with the guarantee that all clashes are resolved and incorporated with any other BIM Use purpose.

As built-model will be verified through the use of Laser Scanning Data. Scanning would be carried out to obtain as-built data of the structures, the data would then input into the BIM model to convert the design model into the as-built model. Conventional checking by surveyor would be carried out to counter check the scanning and modelling discrepancy.

Common Data Environment

CDE  – Common Data Environment – Can be defined as an information architecture and application, generally available in the cloud, accessible from any device (PC, tablet or smartphone) from which it is possible to manage projects in a consistent, structured yet adaptive way, promoting collaboration between users.
